The project consisted of the full building services installation to 42 private apartments, 10 discounted market sale apartments, common areas and concierge. Ark undertook the MEP design in-house and the project was completed within 40-week programme.
Through integrating the MEP into the Midgard Advance Build System (MABS) provided the client with an overall programme savings of eight week against the original programme. The project incorporated a standalone energy centre, which included gas boilers pumps and thermal storage.
The client was presented with commercial savings of £500k through changing the AOV, with natural ventilation removing the overheating in corridors.
In addition, the GSH pumps were replaced with small CHP to achieve credits for the Part L planning condition.
